We were the 5th firm in the country to be accredited to the Law Society’s Quality Conveyancing Scheme which now has thousands of members. We recognised the value of the scheme which gives assurance to the members of the public and all clients that all Solicitors dealing with their conveyancing are experienced and are approved by the Law Society, under this Scheme.

Collective Freehold Purchase/or Enfranchisement

We have extensive experience in the field of collective freehold purchase otherwise known as enfranchisement which allows tenants to band together to enforce the sale of the freehold by the landlords to them under the provisions of the relevant legislation. We have advised many tenants groups upon the organisation of such purchases from initial advice upon how to obtain consent of the requisite numbers of tenants in a block, the setting up of the tenants company to act as a vehicle for the purchase, the serving of the necessary notices, the conveyancing and if necessary applications to the Tribunal for the price to be fixed in the event of no agreement being reached with the landlords.

Lease Extensions

We have for many years advised upon the rights of Tenants to obtain extensions to their existing Leases under the provisions of the Leasehold Reform, Housing and Urban Development Act 1993 which gives Tenants a statutory right to require the Landlords to extend their Lease for a period of 90 years plus the unexpired term of the existing Lease.

We have also advised Landlords upon their rights when such applications are made by Tenants and guided them in relation to statutory requirements, payment of premium etc.

This wide experience on both sides of the transaction enables us to give clear and sound advice to either parties and in almost all cases leads to matters being dealt with by negotiation rather than through the courts or tribunals.
